NIGHT MAINTENANCE MANAGER  32 HOURS PER WEEK – 10:00 P.M. – 6:30 A.M.   SUNDAY – WEDNESDAY

FUNCTION OF JOB:

Under supervision of the Director of Maintenance, to perform and supervise work related to the maintenance and repair of all Authority facilities, related equipment, and buildings.

ESSENTIAL JOB FUNCTIONS:

Supervises skilled, semi-skilled, and unskilled workers performing maintenance/custodial duties at all Authority facilities.

Prepares work schedules and assigns work duties for all maintenance personnel in various facilities to achieve maximum performance and efficiency.

Supervises and/or performs work involving, but not limited to, painting, masonry, carpentry, electrical, plumbing, equipment maintenance and repair, and similar skilled work required for parking facility and building maintenance.

Ability to understand regulatory requirements of cleaning material applications.

Ability to apply auditing maintenance processes to ensure compliance.

Requisitions materials, supplies, equipment, and services as needed for all facilities.

Inspects all facilities for equipment operation and cleanliness; initiates and supervises preventive maintenance programs, and where necessary, service contracts.

Performs technical, skilled, and manual work as necessary.

Ability to understand and use work order maintenance management software applications to support and maintain proper facility maintenance standards

Perform quality assurance to resolve safety matters

Performs related duties as assigned.

 

KNOWLEDGE, SKILLS AND ABILITIES:

Thorough knowledge of building and parking facility maintenance and custodial practices and principles.

Knowledge of the maintenance and repair of parking equipment.

Knowledge and skills relating to various mechanical and electrical systems.

Knowledge and understanding of cost drivers of maintenance in buildings and parking facility.

Knowledge of the maintenance of concrete, brick, asphalt, marble, tile and other common building materials.                                                                                              

Ability to plan, assign and supervise the work of a large number of subordinates engaged in skilled, semi-skilled and unskilled work.

Ability to understand drawn layouts, blueprints, mechanicals and schematics.

Ability to work effectively as a leader, motivate and develop others, prioritize assignments, coordinate work flows regarding general task and direct teams, instructor and manager of subordinates.

MINIMUM ACCEPTABLE QUALIFICATIONS:

Graduation from high school or vocational school.

Three to five years of experience in maintenance, including supervisory experience.

Possession of a valid Connecticut motor vehicle operator’s license.
