DIRECTOR OF MARKETING/REAL ESTATE SERVICES
SALARY RANGE – $100,000 – $120,000
FUNCTION OF ROLE:
Under the direction of the Executive Director, develop and recommend strategic use, tenant outreach, marketing, leasing, and management of all retail and commercial space held and operated by the New Haven Parking Authority, with emphasis on the Union Station Campus.
ESSENTIAL FUNCTIONS:
Develop and recommend a long-term Real Estate and Leasing plan for the best and highest use of retail and commercial space held and managed. This step will include the recommendations of tenant types, placement, and mix to meet organizational requirements.
Create and implement a marketing strategy, coordinated with NHPA contracted Marketing Firm, to ensure effective market outreach for NHPA properties as required to achieve the Real Estate and Leasing plan.
Conduct comprehensive tenant search, qualification, and fit for the available space per the adopted Real Estate and Leasing Plan.
Ensure all leasing activities and contracts are current and have been approved as to content and form by NHPA counsel. Present all plans and contracts for approval of the Executive Director and our Board/Committees as required.
Responsible for tenant contract compliance and documentation of rent, development of necessary forms and notices, covenant compliance and required maintenance of Real Estate.
Performs special projects and other duties as approved and directed by the Executive Director.
KNOWLEDGE, SKILLS AND ABILITIES:
Demonstrated knowledge of Real Estate Management practices and principles.
Ability to deal effectively with tenants, attorneys, compliance officers and the general public.
Ability to communicate well, both in writing and orally.
Thorough knowledge of commercial leasing, rental, and contract management.
MINIMUM ACCEPTABLE QUALIFICATIONS:
Five years’ experience in commercial leasing/management.
State of Connecticut Real Estate License (active) required.
Familiarity with Grants, Development Agreements and Leasing preferred.
Bachelor’s Degree or Satisfactory equivalent combination of education and experience
Valid State of CT driver’s license.
